Anushka Rathod Reveals How to Earn 9% Rental Income Without Being a Crorepati

According to finance influencer Anushka Rathod, one does not necessarily have to be super rich to earn a high rental income from prime properties. There is a new investment option that is SEBI-registered, which allows individuals to invest in premium office spaces on Bengaluru's Outer Ring Road.

What Are SME REITs?

This investment is called SME REITs, or Small and Medium Enterprise Real Estate Investment Trusts. It pools money from several investors to invest in a single project, making it easy for smaller investors to participate in large-scale real estate investments.

PropShare Platina: India's First SME REIT

PropShare Platina was the first SME REIT to be listed on the stock market in December last year. The REIT owns six floors of the Prestige Tech Platina office building, which enjoys a nine-year lease from a US tech company.

Higher Returns with Less Investment

One of the main advantages is the projected rental yield of 9%, much higher than any ordinary rental property. A minimum investment amount of Rs 10 lakh is a very low investment for such prime properties, as one would not have managed to purchase those without a massive sum of his or her money.
