Content creator and entrepreneur Parul Gulati has candidly admitted that her Goa homestay is not generating the income she once expected. The Nish Hair founder, who had confidently predicted that her Airbnb property would earn around ₹40,000 per night, recently revealed that the reality of the hospitality business has been far different.

During a conversation with finance content creator Sharan Hegde, Gulati spoke about the challenges of running a luxury rental property and how market conditions have changed over the years.

The Big Dream:

Back in 2024, Parul Gulati had shared her plans of monetising a property she purchased in Goa through Airbnb. Speaking on Sharan Hegde's podcast, she had expressed confidence about the earnings potential of the villa. “I bought a house in Goa. Usko main Airbnb pe daalungi. Ghar se paisa kamaugi,” Gulati had said. When asked about the expected rental yield, the actress replied, “That Airbnb I can make per day 40,000 because it's a 2BHK.”

At the time, Gulati believed the property could command premium rates because of its size and location.

Reality Check:

Two years later, Gulati returned to the podcast and acknowledged that her initial projections were overly optimistic. She admitted that she had underestimated several factors, including market competition and seasonal fluctuations. “As I said on your podcast that I will charge 45k a night, reality hit me because back then there weren't so many villas, so many luxury villas. Over 4-5 years, there are way more properties,” she said.

She further explained that a lack of understanding about occupancy trends and demand cycles also impacted her expectations. “I did not understand an off-season or a peak season very well. It's my first time, first rodeo. So, they were promising 45k. Right now, we are charging 11k,” she added.

About Malkin House:

Located in Nerul, Goa, Gulati's property, named Malkin House, is a luxury two-bedroom villa featuring a private swimming pool and garden. Despite its premium amenities and attractive location, the villa currently rents out for around ₹11,000 per night, significantly lower than the figure Gulati had once anticipated.

Goa's Growing Homestay Market:

Gulati's experience reflects a broader trend in Goa's booming homestay industry. As more luxury villas and short-term rental properties enter the market, property owners are facing increased competition and pressure on pricing.

The growing number of homestays has also raised concerns among local authorities. Last year, the Goa government highlighted issues related to unregistered holiday rentals operating from residential complexes, citing concerns around safety, security and strain on local infrastructure.

For many homeowners, Gulati's story serves as a reminder that while short-term rentals can be profitable, success often depends on factors such as location, demand, seasonality and market competition.
